State Certified General Real Estate Appraiser
Brian Kirkpatrick brings more than 15 years of appraisal expertise to every assignment, combining deep market insight with a broad array of professional designations. A graduate of Texas State University (B.S. in Communications), Brian launched his valuation career with Jackson Land Partners in 2008 and, in 2015, became principal of DFW Appraisals, a firm renowned for comprehensive residential valuations.

These designations equip him to deliver defensible opinions of value across a wide spectrum of real estate and personal property. Typical engagements include appraisals, evaluations, property tax protest, right‑of‑way acquisitions, and feasibility analyses for residential, multi‑family, commercial, industrial, ranch, and development properties, as well as short‑term rentals and vacant land. His client roster ranges from banks, right-of-way agencies, mortgage companies, and government agencies to developers, attorneys, and private owners. Brian has also testified as an expert witness in state and federal courts.
As a designated Equipment Certified Appraiser, Brian values heavy industrial machinery, agricultural equipment, trucks, trailers, and aircraft—providing a seamless solution when real estate and personal property intersect.
A Fort Worth resident for more than a decade, Brian and his wife, Caroline, stay active in their community with their daughter and son. The Kirkpatricks champion local fundraising for St. Jude Children’s Research Hospital and advocate for Lowe Syndrome research. When he’s away from the office, Brian enjoys perfecting his golf swing and spending time outdoors with his family.

Brian Kriss
Brian Kriss brings a wealth of experience from a variety of backgrounds. Brian is a Texas State Certified Residential Real Estate appraiser. He has been appraising since 2015 and has valued numerous types of residential properties to include multi-million dollar residences, 4-plexes, income producing properties, and single family homes. His client base ranges from banks, appraisal management companies, and private investors. Not only does Brian have a background in real estate appraisals, he has vast experience in all facets of aviation. Brian was basically born into aviation. From as far back as he can recall aviation has been a big part of his life. Growing up he spent time working on his family’s privately owned airport in western New York where he got his start in general aviation. Brian is also a highly decorated combat pilot having been on 7 deployments to the Middle East. He is currently an instructor and evaluator pilot on the C-130J in the Texas Air National Guard. Brian is also a 3rd generation airline pilot currently flying as a B767 first officer for a major 121 airline. He has type ratings in the B767, B757, A320 series, and L382. Some of the other aircraft he has flown include the T-44, T-37, BE76, Citabria, L-5, PT-19, PT-26, C182, C172, and C150. These experiences have helped Brian develop the skills necessary to develop credible assignment results to our clients.

Zach Kirkpatrick
Zach Kirkpatrick is a State Certified General Real Estate Appraiser in the Houston, TX area and has over 15 years of experience as a real estate professional. Zach graduated from Texas State University with a bachelor’s degree in finance. Shortly after graduating in 2008, he began his career with the Gerald A Teel Company, now Valbridge Property Advisors, as a commercial real estate appraiser. During this tenure, he appraised numerous property types including multi-family, industrial, commercial, land, subdivisions, triple net properties and many other complex property types. Clients for these assignments ranged from local, regional to national banks, mortgage companies, various governmental agencies, developers, brokers, law firms and individual clients. Zach appraised real estate throughout Texas and neighboring states. In 2020, Zach began his own real estate appraisal company, ZK Valuations, and began appraising residential and commercial properties independently. In addition to numerous appraisal management companies, Zach also has an extensive list of private banking clients. Zach has also been a licensed realtor since 2009 and operates a real estate company with his wife, helping buyers and sellers navigate the constantly evolving real estate markets. Zach and his wife also actively invest in multi-tenant properties throughout Texas. While not working, Zach and his wife have three beautiful daughters ranging from 5 to 9 years of age. They love spending time outdoors camping, attending car shows, traveling, and playing sports.

Brenton "Lane" Liska
Lane Liska is a State Certified Residential Appraiser based in Fort Worth, Texas. A native of Ennis, Lane graduated from Texas Tech University in 2017 with a Bachelor's degree in Agricultural Sciences and Applied Economics. After spending some time in Dallas, he and his wife, Sydnie, made Fort Worth their home.
Lane began his career in real estate appraisal in 2019 and earned his state certification in 2022. Drawing on his deep-rooted familiarity with the Dallas–Fort Worth metroplex and surrounding rural communities, Lane delivers credible, well-supported residential appraisals with insight grounded in firsthand experience.
Outside of work, Lane is a dedicated Texas Rangers and Dallas Stars fan. He enjoys spending quality time with family and friends, cooking, and occasionally trying his hand at golf. Lane lives in Fort Worth with Sydnie and their two daughters.

Zack Reeves
Zack Reeves is a State Certified Residential Appraiser based in Arlington, Texas. He graduated from the University of Texas at Arlington in 2008 with a Bachelor's degree in Marketing. Following graduation, Zack pursued his lifelong dream of playing professional golf, earning status on the Korn Ferry Tour in 2013. In 2014, after starting a family, Zack transitioned into the real estate industry, becoming a licensed Realtor—a credential he still maintains today. Eager to deepen his expertise in the field, he joined DFW Appraisals and began specializing in residential property appraisal in 2017. In 2022, Zack earned his Residential Certification and has since evaluated a wide variety of residential properties in the DFW metroplex. Zack lives in Arlington with his wife, Ashley, and their two children. When he's not working, he enjoys spending time outdoors with his family.

Janine Gomes
I specialize in administrative work and take pride in keeping things organized, efficient, and running smoothly behind the scenes. With a strong eye for detail and a passion for supporting others, I thrive in roles that allow me to streamline operations and contribute to team success.
When I’m not working, you’ll most likely find me spending quality time with my husband and our son—my greatest joy and inspiration. Whether it's enjoying a quiet weekend at home or heading out on a family adventure, those moments fuel everything I do.

Briana Campbell
Briana Campbell is an Appraiser Trainee based in Forney, Texas. With a background in healthcare business consulting and a bachelor's degree in health care administration, she brings a keen analytical mind and a genuine passion for research to her evolving career in real estate. Briana loves diving into complex challenges and uncovering the details that make all the difference. Outside of work, she enjoys getting lost in books across a variety of genres and cherishes her roles as a devoted mom and wife, finding joy in family life and lifelong learning.

APPRAISAL
Appraisals are used in a variety of situations including mortgage finance transactions, court proceedings, and for asset management purposes. Appraisals provide an unbiased opinion of value. They can only be completed by a licensed or certified appraiser. In addition, appraisal reports must comply with the Uniform Standards of Professional Appraisal Practice (USPAP). USPAP is the national standard for appraisal practice and outlines ethical and performance requirements for appraisers. In each appraisal report, appraisers must sign a certification stating that they have complied with USPAP. Appraisals are regulated by individual state licensing boards. The Board promulgates rules and follows federal directives from the Appraisal Subcommittee.

EVALUATION
Evaluations provide an estimate of market value and can be used in lieu of appraisals in certain transactions. A person who is authorized by law to perform an evaluation of real property is not required to be licensed. State boards do not regulate development standards for evaluations. Rather, they are regulated by various federal agencies under federal banking regulations, including the Interagency Appraisal and Evaluation Guidelines (Interagency Guidelines). In addition, banking regulations identify financial transactions that do not require an appraisal. A few regulations include Interagency Guidelines, Residential Real Estate Threshold Amendment, and Commercial Real Estate Threshold Amendment.
Evaluations do not need to comply with USPAP; however, appraisers performing evaluations that are not in compliance with USPAP must include the following disclaimer on the first page of the report: "This is not an appraisal performed in accordance with the Uniform Standards of Professional Appraisal Practice.”
In summary, evaluations:
Are regulated by various federal agencies
Can be completed by non-license holders, but must include a disclaimer if done by an appraiser and is not in compliance with USPAP
